Are your sellers reluctant or unable to spend much to prepare their house for sale? This article has some ideas that won’t break the bank.

Every real estate agent knows that a house that shows well is clean, tidy and uncluttered. For some sellers, spending money staging their home is not an option. Some buyers don’t see a monetary benefit from spending money to make money. However, a skillful agent can use these tips to convince their sellers to spend a little money but get a huge bang for their buck.

Pack and store

If someone’s selling their home, the presumption is they are getting ready to move. It’s fairly easy to convince a seller that by packing up extraneous items, knickknacks, toys and books, they can accomplish two goals at the same time.

Removing clutter from the home will make it look cleaner and more spacious, and they’ll have a head start on moving if they pack and store belongings before the open house. It’s not very expensive to rent a storage space for a few months, and if that’s not possible, convince the sellers to store boxes at a relative’s house or neatly stacked in a garage, attic or basement.

Expose hardwood floors

Wall to wall carpeting may be covering beautiful hardwood floors. If that’s the case, urge the sellers to spend a weekend ripping up the old, stained carpeting to expose the wood floors underneath. If floors are in terrible condition, the seller can hire a dustless, floor sanding company who can clean, shine and eliminate most stains on the floors in a single day for a very reasonable price.

Yard and home cleanup

In most cases, a good yard cleanup can cost less than $200. A thorough house cleaning does not cost an exorbitant amount of money either although price depends upon the home’s size and condition. Sparkling windows, appliances, bathrooms and kitchens are attractive to the home buyer. Neat, trimmed yards bring curb appeal to the property and set the tone for the buyer’s tour of the home.
