“One of the best ways for real estate agents to generate leads is to utilize social media sites.  Facebook and Twitter are some of the best sites to use, and businesses can benefit from them significantly if they use them properly.  However, the keys to generating leads on these sites are to communicate with the right audience, keep your pages updated regularly and adhere to the following five useful tips.    1.  First of all, you need to set some realistic goals for what you want to accomplish on the social sites.  You need to decide upon the type of audience you want to build relationships with.  These can be not only prospective clients, but they can also be such people as influential people in the community or key members of real estate blogs.  You must then decide what you want these people to help you with.  Do you want them to become clients, or do you want them to help promote your business?  2.  Next, you need to set your pages up properly.  Decide which sites you want to interact on and which sites would be best to find prospective clients and promoters.  If you choose to use Facebook, you should create a business page that is separate from your personal page.  If you choose Twitter, you should join Twibes so that you can interact with influential community members.  3.  Make sure you participate in the sites you choose on a daily basis.  If you do not visit the site often, you will not see many results, if any at all.  It is best to set aside about 30 minutes in the morning and in the evening to post content on your page and communicate with your followers and fans.  You do not have to spend hours on the site.  It only takes a few minutes to answer questions, post material and update information.  4.  This tip is essential.  NEVER use your business social sites to complain about clients, your job, your boss or your personal life.  You must always appear professional and remain positive.  Your page may be the first thing that new clients see pertaining to your business, and you want to draw them in, not push them away.  Business pages are for posting business material, not gossip.  5.  Finally, you need to be patient.  Just as with any other business, it may take some time to generate leads.  However, with persistence and work, they will come.  The key is to never give up.  Over time, you will build credibility and trust with your followers, and you will begin to see success.  When real estate agents follow these five useful tips, they can easily generate leads from Facebook and Twitter.  It may take some time, as you will need to work on building relationships first.  However, after you have built credibility and trust among your followers, you will soon see the leads begin to come your way.     “
